Co-hosting for owners who live somewhere else
Your Dordogne rental, looked after by someone who actually lives here
You bought a gîte near Bergerac, Sarlat or Eymet for the life it promised — not to answer guest messages from Amsterdam at midnight or decode French registration forms. I live twenty minutes from Bergerac and reply to guests in Dutch, English and French within the hour, on a listing I run like the income is partly mine. It is.
The gap between Amsterdam and your gîte
You're not careless. You're just not there. Your guests message at 11pm your time, expecting an answer before they've finished reading the listing. Your calendar needs adjusting for a shoulder-season dip you can't see from London. Reviews are quietly sliding because nobody caught the ant problem in the kitchen before the next check-in. And somewhere in a French administration portal is a registration number you're supposed to have, in a system that doesn't explain itself in English.
None of that is a reflection on you as an owner. It's what happens when a property that needs daily attention is managed from a different country, in a different time zone, often around a full-time job.
The fix
Someone on the ground who answers, adjusts and follows up while you sleep.
The Bergerac market in 2026
Why owners are quietly giving up
The numbers explain why so many absentee owners are struggling right now.
Source: AirDNA, Bergerac market data, 2026. Figures describe the wider local market, not any individual property or client outcome.
What I actually do
One person, six responsibilities, no subcontracted call centre reading from a script.
Guest messaging
Replies within the hour, in Dutch, English or French, from pre-arrival questions to a 2am lockout. Guests get a real answer, not an autoresponder.
Pricing & calendar
Rates adjusted for season, local events and demand, so the calendar isn't sitting on a price you set in 2023 and forgot about.
Listing rewrite
Photos, copy and structure reviewed against what's working in the Bergerac and Sarlat markets right now.
Review management
Every review read, responded to, and fed back into what changes before the next guest arrives.
Cleaning coordination
Scheduled around your bookings. Subcontracted locally, billed at cost — no markup added.
Registration guidance
Plain-language help understanding meublé de tourisme registration.
Simple, transparent pricing
€99/month + 12% of booking revenue
- One property, one flat monthly fee plus a share of what it earns
- No setup fee, no long-term contract
- Cancel any month with notice by email
- First month free if occupancy doesn't improve
Why a percentage?
It keeps the incentive aligned — I earn more when your property earns more, not the other way around.
Why owners choose to work with me
CoHost Dordogne is a new business. I don't have client testimonials or a portfolio of managed properties to show you yet, and I'd rather say that plainly than invent one. Here's what's actually true instead:
I live here, year-round
Near Bergerac, not a call-centre timezone away. If something needs a physical look, I can go and look.
Three languages, properly
Dutch, English and French, spoken and written fluently — for guests, owners, and French administration.
Numbers you can check
A flat fee, a fixed percentage, and cleaning billed at exactly what it costs. Nothing hidden in a bundled rate.

How we'd start working together
Free rate check
Send your listing. I'll tell you honestly where pricing and presentation could improve.
Agree scope
We settle what I handle and what stays with you. No contract to sign, just an email confirming it.
I take over
Messaging, pricing and calendar move to me. You keep the login and visibility throughout.
First month, judged fairly
If occupancy hasn't improved after month one, that month costs nothing.
Common questions
Is there a contract, and can I cancel?
No contract. It's month-to-month — cancel with a month's notice by email, no penalty and no small print.
Which areas do you cover?
Properties around Bergerac, Sarlat, Eymet, Issigeac, Périgueux and the villages between them. Further out? Ask anyway.
I already have a cleaner. Do I have to switch?
No. I'll happily coordinate your existing cleaner's schedule around bookings. If you'd rather I arrange it, cleaning is subcontracted locally and billed to you at cost, with no markup.
What does the free first month actually mean?
If occupancy hasn't improved after one full month under my management, compared with the same month the year before, that month's €99 fee is waived. No argument, no admin.
Can you help with French meublé de tourisme registration?
I can guide you through what the registration involves and point you to the right local office, in plain English or Dutch. I'm not a lawyer or accountant — for formal tax or legal advice I'll point you to someone qualified. See the registration guide for the details.
