Your calendar needs adjusting for a shoulder-season dip you can't see from London. Reviews are quietly sliding because nobody caught the ant problem in the kitchen before the next check-in. And somewhere in a French administration portal is a registration number you're supposed to have, in a system that doesn't explain itself in English.

None of that is a reflection on you as an owner. It's what happens when a property that needs daily attention is managed from a different country, in a different time zone, often around a full-time job.

Where I work

Based in Mouleydier, a few minutes from Bergerac and its small airport — close enough to check on a property in person, not just by phone.

Most of the properties I manage sit within about half an hour of Bergerac: Eymet, a bastide with a long-established British community; Lalinde, on the Dordogne toward the Périgord Noir; Issigeac, a circular medieval village that fills on market day; Sainte-Foy-la-Grande, downstream toward the Gironde; and Monbazillac, where the vineyards and château sit above the valley. Closer in, that includes the villages around Mouleydier itself — Creysse, La Force, Prigonrieux, Lamonzie-Saint-Martin and Saint-Nexans. Further out, I also manage properties near Sarlat and Périgueux.   4. First month, judged fairly

    If occupancy hasn't improved after month one, that month costs nothing.

Common questions

Is there a contract, and can I cancel?

No contract. It's month-to-month — cancel with a month's notice by email, no penalty and no small print.

Which areas do you cover?

Properties around Bergerac, Sarlat, Eymet, Lalinde, Issigeac, Périgueux and the villages between them. Further out? Ask anyway.

I already have a cleaner. Do I have to switch?

No. I'll happily coordinate your existing cleaner's schedule around bookings. If you'd rather I arrange it, cleaning is subcontracted locally and billed to you at cost, with no markup.

What does the free first month actually mean?

If occupancy hasn't improved after one full month under my management, compared with the same month the year before, that month's €99 fee is waived. No argument, no admin.

Can you help with French meublé de tourisme registration?

I can guide you through what the registration involves and point you to the right local office, in plain English or Dutch. I'm not a lawyer or accountant — for formal tax or legal advice I'll point you to someone qualified. See the registration guide for the details.

How can I pay you?

Bank transfer, cheque or invoice — whichever is easiest for you. If you'd rather pay by card, I can send a Stripe payment link instead.
